PROJECT / COMMERCIAL

510 Madison Avenue

This 30-story commercial office building was designed by MdeAS for Macklowe Properties. The building's floor-to-ceiling glass curtain wall was designed to maximize the natural light stream into the building's interior spaces. The five-story base anchors the 25-story tower with a gravity transfer truss and scenic roof terrace on the sixth floor. The transfer truss also allows for tower floors free from interior columns.

Both top and bottom are clad in a meticulously-detailed curtain wall that seamlessly unifies the building. With a lobby entry on the 53rd Street side, 510 Madison offers full retail frontage on Madison Avenue. The LEED Gold building also affords unique tenant amenities, a top-tier health club, and a lap pool.

Tower on a Plaza

Rising out of this base is a 25-story Miesian “Tower on a Plaza,” the plaza of which is a rooftop terrace 6-stories above the ground where the tower sets back from Madison Avenue. These two volumetric forms, connected with a carefully detailed truss at the 7th floor, are both clad in a gossamer-like skin which unifies them with the pure, modular geometry.

“The first thing one notices about [510 Madison] is the signature skill with which the glass skin has been applied to the steel skeletal structure... It feels as though a fine film of water were cascading silently down the sides of the building. The window modules, without spandrels or infill, form a delicate fret-work that gives modular definition to the structure, but without interrupting the flow of the curtain wall.” - James Gardner, The Real Deal
