MdeAS and AmTrustRE Announce Revitalization of 59 Maiden Lane
AmTrustRE, a national real estate owner-developer with more than 12 million square feet of commercial, mixed-use and residential properties across the Northeast, Midwest and Sunbelt, has embarked on an ambitious and forward-looking exterior retrofit project at its Manhattan-based office tower, 59 Maiden Lane, designed to dramatically enhance the building’s energy performance and tenant comfort, without demolition or disruption to the office tower’s daily operations.

Originally constructed in the early 1960s, the 43-floor office tower’s aging brick envelope is being reskinned by MdeAS Architects with a cutting-edge porcelain and high-reflective metal panel facade system. The retrofit includes the installation of high-performing windows and a dramatic tenfold improvement in building insulation, resulting in a significant reduction in carbon emissions and energy use.

At a time when New York City’s building energy performance standards are under intense scrutiny, the project represents a bold and practical alternative to full-scale redevelopment. By modernizing the envelope, ownership delivers the energy efficiency and environmental impact of a new building, minimizes emissions, and avoids disruption during new construction. Adding to the complexity and innovation of the project is the fact that the tower remains fully occupied throughout construction. All work is being conducted with zero or minimal disruption to tenants, showcasing a meticulously planned, tenant-first approach.
